Worked with Jeff Stephens to secure a new long-term flagship location for Microsoft Corporation. Initial expansion occurred through securing an off-market sublease that was contiguous to their incumbent space. Shortly thereafter, the team secured a full-building 186,077 square foot lease. The lease involved negotiating a three-party transaction (departing tenant and landlord) that included future expansion to accommodate a growing business unit in a high demand office market.
Multiple options were identified in a market with <8% Class A vacancy that, with existing leases expiring in the prospective building, represented guaranteed expansion space that could be achieved through expansion rights or phased take-downs, saving millions of dollars.
